New proposed plans were shown at the recent exhibition at the Parish Office!
SHOPPING: Currently we have 75,000 sq ft, this will be reduced to 50,000 sq ft, of which 18,000 sq ft will be a new food store (the Rickmansworth Tesco is 25,000 sq ft approx) and the remaining 32,000 sq feet will be smaller shops.
NEW HOMES: there will be 514 new homes in total: 458 will be in the central area
CAR PARKING SPACES: 466 parking spaces are planned in the central area: 142 for shoppers and 324 for residents.
HEIGHT: The proposed height of the development is from four up to seven storeys.
TIMING: A planning application is expected soon. Six months after receiving planning approval they plan to start on site, then:
Phase 1 (2016–18) Creating a new temporary car park at Henbury Way while the Bridlington Road car park and the shops around Station Approach are redeveloped.
Phase 2 (2018-20) Redevelopment at the Ox Pub and the Scout Hut, plus the area between the Parade & Fairfield Rd, and Luffenham House.
Phase 3 (2020-22) Redevelopment of the area between The Parade & Oxhey Drive, and Pennard House.
John Kyles says: “The South Oxhey Regeneration is long overdue and I am pleased the Conservative proposals to make the scheme financially viable were adopted. It is a great pity that £1.2m has already been wasted in previously failed tendering processes based on unviable and unaffordable targets from the The Liberal Democrats and Labour.
However, I am concerned these plans show less retail space, quite a small food store, no parking for 30% of the flats, and 70% having just one parking space. What impact will that have on parking in South Oxhey?”
